APPROACH

C&W was engaged to help the Company validate the relocation of its global headquarters out of San Diego, California to a location that would support its short- and long-term growth strategies and ultimately negotiate and secure state and local incentives packages.  

  • At the state level project included discussions and negotiations with the State of Florida and Texas officials.
  • At the local level project included discussions and negotiations with City of Gainesville and Austin officials.

 

RESULTS

C&W secured incentives offers from each of the Candidate Locations with the Company ultimately choosing Austin, Texas as the site for its new global headquarters. 

  • Assisted Company through the incentives approval and incentives agreement negotiations process with the state and local governments.
  • Secured an incentives package in form of cash grants in the amount of $4.9 million; which is one of the highest awards in the State of Texas’ history on a per job basis as well as one of the few projects ever to be approved by City of Austin.

PORSCHE CARS NORTH AMERICA U.S. CORPORATE HEADQUARTERS RELOCATION

100 Jobs | $65.0 Million | 200,000 SF

The client, the exclusive distributor of Porsche sport vehicles in the United States, was seeking to find a location to create a new North America corporate headquarters campus. The client had existing operations in Sandy Springs, GA (located just north of the City of Atlanta) and outside of Chicago, IL, which would be transferred to the new campus. The client requested a site with the flexibility to house their corporate headquarters operations and a new-concept tourism and marketing attraction, a 1.6 mile automobile handling circuit and customer experience center. 

RESULTS

C&W-BIP negotiated a $15M incentive package, including cash grants, creation of an Opportunity Zone, Urban Enterprise Zone property tax relief, shared marketing campaign, local Department of Transportation grant, and renaming of street and highway signs.

 

 

 

 

 

 

 

  

APPROACH

Cushman & Wakefield’s Business Incentives Practice (C&W – BIP) team was engaged in the location analysis process to assist the transaction team to determine a site that would meet the client’s business objectives while optimize business incentives available for the project.  Cushman & Wakefield helped identify the selected location, a Brownfield site in a redevelopment area of the city but in close proximity to Atlanta Hartsfield Jackson International Airport. 

Considering the high-profile nature of the client, C&W-BIP worked closely with the company’s public relations, human relations, and legal teams to devise an optimum negotiation strategy.  The incentive negotiation strategy was devised to address multiple jurisdictions and secure full support from officials in the three distinct jurisdictions on the selected site.  

 

 
 

OMNITRACS, LLC GLOBAL HEADQUARTERS RELOCATION

Omnitracs is the pioneer of commercial vehicle telematics whose solutions for private and for-hire carriers help fleets improve safety and compliance, fuel management, mobile asset management, operational efficiency, and customer service.

APPROACH

C&W was engaged to help the Company validate the relocation of its global headquarters out of San Diego, California to a location that would support its short- and long-term growth strategies and ultimately negotiate and secure state and local incentives packages.  

  • At the state level project included discussions and negotiations with the State of Michigan and Texas officials.
  • At the local level project included discussions and negotiations with City of Detroit and Dallas officials.

RESULTS

C&W secured incentives offers from each of the Candidate Locations with the Company ultimately choosing Dallas, Texas as the site for its new global headquarters. 

  • Assisted Company through the incentives approval and incentives agreement negotiations process with the state and local governments.
  • Secured an incentives package in form of cash grants in the amount of $4.4 million; which is one of the highest awards in the State of Texas’ history on a per job basis.
 
 

NRG ENERGY, INC. CORPORATE HEADQUARTERS RELOCATION AND EXPANSION

The client, a Fortune 500 company that owns and operates one of the country’s largest and most diverse power generation portfolios, engaged C&W in 2004 to perform a site location study to relocate their headquarters in Minneapolis, Minnesota to a new facility in Princeton, New Jersey.

In 2013, due to impressive growth within their sector, the client was nearing full capacity at their Princeton facility and ready for an expansion to a new custom facility. 

APPROACH

The client re-engaged C&W-BIP to investigate the availability of incentives to offset the construction of the new facility, while mitigating the effect on the BEIP award secured in 2004. Working with New Jersey officials, C&W-BIP successfully re-negotiated the BEIP award terms to allow the company to fulfill their maintenance requirements, with no required payback of the award, while negotiating a new Grow New Jersey award for the new facility.  The Grow New Jersey award is expected to be worth more than $37 million over 10 years. 

 

RESULTS

The C&W Business Incentives team (C&W-BIP) worked alongside the Transaction Team to secure economic incentives to offset the substantial costs associated with relocation.   C&W-BIP renegotiated the terms from a Grow NJ Award from 2013 to assist with the costs of constructing a new expanded facility, worth more than $37 million over 10 years.

 

ACTIVE NETWORK, LLC GLOBAL HEADQUARTERS RELOCATION

C&W was engaged to help the Company validate the relocation of its global headquarters out of San Diego, California to a location that would support its short- and long-term growth strategies and ultimately negotiate and secure state and local incentives packages.

The Company provides award-winning services to healthcare institutions, universities and school districts, stadiums and arenas, and businesses in 22 countries around the world.

APPROACH

C&W was engaged to help the Company validate location specific criteria specific to the creation of a shared services center to support its vast North America business units and ultimately negotiate and secure state and local incentives packages.  

  • At the state level project included discussions and negotiations with State of Florida, Oklahoma, Pennsylvania, and Tennessee officials.
  • At the local level project included discussions and negotiations with City of Tampa, Oklahoma City, Philadelphia and Nashville officials.

RESULTS

C&W secured incentives offers from each of the Candidate Locations with the Company ultimately choosing Nashville, Tennessee as the site for its new North America Shared Services Center.

  • Assisted Company through the incentives approval and incentives agreement negotiations process with the state and local governments.
  • Secured an incentives package comprised of cash grants, tax credits, property tax abatements, and electric utility rate riders in the amount of $13.5 million. Project was one of top five deals done in Tennessee in 2013.
 
 

SALESFORCE.COM MID AMERICA CORPORATE SALES OFFICE

APPROACH

C&W assisted salesforce.com by leading the incentives negotiation process and by supporting the site selection process to find a location in the central United States that would support its growth objectives. The objective was to find the highest quality location with the lowest capital and operating cost environment. C&W assisted by analyzing a number of location- specific criteria:

  • Real estate

RESULTS

The outcome resulted in the company selecting Chicago, IL for its new Mid America Corporate Office that would house 200 new employees with technical, sales, and administrative functions in the short term. C&W lead the business incentives negotiations and ultimately secured a total incentives package  valued at $10 million. The business incentives package included:
